The coastal strip of Las Dunas will become the setting for one of the most ambitious real estate and tourism developments on the Costa del Sol. The companies Sierra Blanca Estates and Platinum Estates have formalized a strategic alliance with the multinational chain Marriott International for the development of the future St. Regis Marbella complex. The initiative, whose opening is scheduled for 2031, involves an investment of more than 500 million euros in the last large available plot by the sea within the municipal area.

The institutional agreement was signed in the presence of Marbella’s mayor, Ángeles Muñoz, along with the representative of Sierra Blanca Estates, Carlos Rodríguez; the president of Platinum Estates, Roshni Mohinani; and the Development Director of Marriott International for Spain and Portugal, Manuel Climent. The project stands out not only for its economic scale but also for the impact it will have on local infrastructure, road mobility, and the environmental restoration of the eastern part of the municipality.

From a labor standpoint, the execution of the works will provide a significant boost to employment in the region. During the construction phase, more than 2,000 direct jobs and 4,500 indirect jobs are expected to be created, in addition to more than 450 permanent positions once the facilities are operational. Currently, Marbella City Council is processing the urbanization project with the aim of speeding up the issuance of permits and allowing initial work on site to begin before the end of this year.

One of the central aspects of the proposed planning is the transfer of land to the municipality. Of the 16 hectares covered by the plot, approximately 110,000 square meters—69% of the total surface—will be allocated to public domain spaces and assets. On the environmental side, the development includes the regeneration of nearly 50,000 square meters of dune system within the sector itself, to which another 1.6 hectares in adjacent areas will be added. The plan also includes the elimination of invasive species on 13,000 square meters, hydraulic protection works on the Real de Zaragoza stream to prevent flooding, and the installation of systems for using reclaimed and rainwater.

The urban proposal will also bring concrete solutions to mobility and access in the area around Las Chapas. The project will undertake the construction of a new southern service road parallel to the A-7 highway, a work that will require an outlay of more than 15 million euros and an estimated execution period of 18 months. This infrastructure will allow the reorganization of the El Rosario and Elviria junctions and will channel a daily traffic flow of over 15,000 vehicles off the main trunk of the highway. This will be supplemented by 277 public parking spaces and the extension of the Coastal Path by more than 500 meters, including a 40-meter wooden walkway to connect with the Golden Beach area.

Regarding architectural design, the building will adapt to the natural topography of the land to integrate into the coastal landscape. The hotel complex will have 169 rooms and suites with terraces facing the Mediterranean, complemented by more than 5,000 square meters dedicated to dining options, wellness areas, and a beach club, as well as 1,100 square meters for hosting events and conferences. Meanwhile, the residential side will consist of 151 luxury homes with two to five bedrooms, each with independent access and able to benefit from the service portfolio and personalized attention typical of the St. Regis brand.
